Luxury Homes in Livermore

Luxury Homes for sale in Livermore CAThe word luxury can certainly be subjective. In many areas a property in the million dollar price range would certainly be a luxury home. In others, it might be a tiny bungalow. For Livermore, homes priced over $1,000,000 are usually larger, more updated and on larger lots. Others carrying that price tag or more could have a modest house, with a fair amount of acreage.

Homes for sale in Livermore, over $1,000,000
Those over a million dollars in Livermore will usually be found in South Livermore, closer to the wine region. And those have a fairly steady demand.  There are currently 25 homes on the market that are over that $1,000,000 mark.

  • 14 are $1,000,000 to $1,499,999
  • 3 are $1,500,000 to $1,999,999
  • 5 are $2,000,000 to $2,999,999
  • 3 are over $3,000,000 – one of these is a luxury winery estate

Another is a more modest house on 80 acres, and the most expensive at $14,400,00 consists of a traditional 2600 sq. ft. home on nearly 1000 acres.

Pending Sales in Livermore, over $1,000,000
Are these luxury homes selling? Yes, there are 7 pending sales as of July 9th, all of which are short sales. The largest of these is close to 10,000 sq. ft. on 92 acres with a list price of $3,000,000.

Homes Sold in Livermore, over $1,000,000
Nine homes over a million dollars have sold so far this year in Livermore. Of those, 5 were a bit below list price. Three were at list and 3 sold for over list price. Of these, just one was a distressed sale.

Some neighboring communities have a much larger portion of $1,000,000+ homes. Typically those in Livermore falling into this category will be larger or have larger lots. With a lot of wide open space and viticulture in this city, homebuyers are drawn to the charm of the local community, the proximity to country life and the value of home and lot size.

Wow Karen we are lucky to have one or two a year for over 2 mil, that is a lot of Ching Ching if the commission is 7%.
